What makes the BI built-in different to service

The BI series is the built-in line that carried Sub-Zero past the 600 series, and it changed a few things that matter on a service call. Many BI units run two separate sealed systems — one for the refrigerator, one for the freezer — so a fault on one compartment leaves the other working perfectly, which narrows the diagnosis fast once you know to look for it. The electronics are more involved too: a main control board, an in-door display, and sensors that a surge can scramble in an instant.

What has not changed is the cabinet philosophy. A BI built-in still hides behind a panel front matched to the kitchen, and in Avondale and Riverside those fronts are joinery worth protecting. We work in place wherever the fault allows, and we ease the unit forward on floor protection only when a sealed-system rebuild genuinely requires the bench.

Warranty honesty, before you book

We only take the BI repairs that are genuinely ours to do. The newest CL and DET generation built-ins, from 2022 onward, are usually still inside the factory warranty, and so are recently installed units of any model. If your machine is one of those, the right call is Factory Certified Service, and we will tell you so on the phone rather than send a truck and a bill.

Once a built-in is out of warranty — which most of the BIs in Ortega, Avondale, and Riverside kitchens now are — independent repair is both legitimate and, on a panel-front unit, almost always cheaper than replacement and the cabinetry work a new box would demand. The diagnostic order is the same one we run on every machine: airflow and electrical evidence first, the expensive sealed-system conclusion only when the gauges and the frost agree.

Do you repair Sub-Zero BI built-ins, or only the older 500 and 600 series?

Both. Vintage 500 and 600 series machines are our specialty, but we service out-of-warranty BI-series built-ins of any generation — the integrated columns, the 36- and 42-inch over-unders, and the panel-front units. If your BI is still inside the factory warranty, we will tell you on the phone to call Factory Certified Service first rather than charge you for a visit. Out of warranty, the BI is squarely in our lane.

How do I know if my Sub-Zero built-in is still under warranty?

Sub-Zero built-ins carry a multi-year warranty from the original install date, with a longer term on the sealed system than on parts and labor. If your unit is roughly a dozen years old or more, the full warranty has almost certainly lapsed and independent repair makes sense. The newest CL and DET generation units from 2022 onward are usually still covered — those owners should call the factory line first, and we will say so plainly.

My BI fridge side is warm but the freezer is fine. What is happening?

Many BI built-ins run two separate sealed systems — one per compartment — so a warm fridge with a cold freezer points at the refrigerator circuit specifically: a failed evaporator fan, a defrost fault icing the fridge coil, a thermistor, or a leak on that loop alone. We read the frost pattern on the affected evaporator before naming a part, which keeps a $250 fan from being misdiagnosed as a sealed-system job.

What does an out-of-warranty BI built-in repair cost?

Most BI repairs — a fan motor, a thermistor, a control board, a defrost component, a magnetic drawer or door seal — land between $550 and $1,100. Airflow and condenser service can be less. A sealed-system rebuild on one of the two circuits runs $1,500 to $3,000. As with every machine we touch, you get a firm written figure after diagnosis, not a phone estimate.

The control panel on my BI shows an error or won’t respond. Can you fix it?

Usually. BI built-ins use a control board and an in-door display that can fault from a power surge — and Northeast Florida’s hundred-plus thunderstorm days a year, plus the restoration surge after an outage, are documented killers of these boards. We test the board, the display, and the harness, repair or exchange the board where stock allows, and check the supply for the surge damage that caused it in the first place.

Can a BI built-in be serviced without pulling it out of the cabinetry?

Most of the time, yes. Fan motors, thermistors, control boards, gaskets, and condenser cleaning are all done in place behind the lower grille and the door, with the panel front undisturbed. A sealed-system rebuild on a built-in circuit sometimes needs the unit eased forward on a dolly with floor protection, two techs, and blankets, so the brazing and vacuum work can be done cleanly. We tell you which the job needs before the truck loads.

My BI built-in is leaking water onto the kitchen floor. Is that serious?

It is worth a prompt look, but it is rarely the sealed system. On a BI, floor water usually traces to a clogged or frozen condensate drain, an overflowing defrost trough, or, less often, a cracked drain pan. Left alone it can reach the heart-pine floors common in Ortega and Riverside homes, so we clear and re-route the drain and confirm the defrost cycle is terminating properly before it does any cabinetry damage.
